Student let, HMO and landlord cleaning.

Turnaround cleans, void property cleans and deep cleans for landlords, letting agents and HMO owners. Priced per property rather than per hour, photographed room by room on completion, and we can turn several units around in the same visit.

Who this is for

This service is for the person who owns or manages the property, not the person moving out of it. If you’re a tenant looking for an end of tenancy clean, that’s a different page and a different price.

  • HMO and shared-house landlords — communal kitchens, bathrooms, hallways and stairs, plus individual rooms as they turn over

  • Student let owners — full-house turnarounds between academic years, and deep cleans before new tenants arrive

  • Letting agents — void cleans between tenancies, pre-tenancy cleans, and properties being prepared for viewings or for market

  • Landlords with a portfolio — recurring work, one point of contact, one invoice

Tenants: end of tenancy cleaning

What a void or turnaround clean includes

A void clean is a full clean of an empty property between tenancies, taken back to a lettable standard.

Kitchen taken apart properly — oven inside, hob, extractor, fridge and freezer defrosted and cleaned, every cupboard inside and out. Bathrooms descaled throughout. Inside all wardrobes, drawers and storage. Skirting boards, door frames, doors, handles, switches, sockets, radiators, internal windows and sills. All floors hoovered, hard floors mopped. Cobwebs, marks and the things that get missed.

For an HMO, the communal areas are usually the real job — the shared kitchen, the shared bathrooms, the stairs and hallways that six people have used and nobody has owned. We price those separately from bedrooms so you can have the communal areas done more often than the rooms if that’s what makes sense.

Turning over a whole house at once

Student and HMO turnarounds are a volume problem, not a cleaning problem. Everyone leaves in the same week, new tenants arrive shortly afterwards, and you need six rooms plus communal areas done in a few days rather than one room done beautifully.

We handle that with a team rather than a cleaner, and we’ll agree the schedule with you before the tenancy ends so it’s booked rather than hoped for. If rubbish needs removing before anyone can clean — and after a student changeover it usually does — we can bring a two-person team and a van and clear it first.

We’re honest about timing: July to September is our busiest period, because tenancy changeovers and holiday-let changeovers peak in the same weeks. Book that window early and it’s fine. Ring us in the last week of August and we may not be able to help.

Photographed on completion, every time

Every property we clean is photographed room by room when we finish, and the photos come to you the same day.

For a landlord or agent this is the useful part. You can sign a property off without driving to it. You have dated evidence of the condition it was handed over in, which matters if a deposit deduction is later disputed — cleaning caused 29.38% of all UK deposit claims in 2025, the fifth year running it has topped the list. And if we’ve missed something, you can point at it rather than describe it.

What it costs

We price per property, not per hour. For portfolio and recurring work we’ll agree a rate card so you know the cost of a two-bed void or a six-bed HMO turnaround before you need one.

Void clean, 1–2 bed flat [£X]
Void clean, 3 bed house [£X]
HMO communal areas only [£X]
HMO room turnaround, per room [£X]
Full student house turnaround (5–6 bed) [£X]
Rubbish clearance and van Quoted per job

There’s no VAT on any of it. JJ Cleaning is not VAT registered, which on a portfolio of regular void cleans is a straightforward 20% off the comparable cost of a VAT-registered contractor.

One thing worth saying about Eastbourne

If you own student property in Eastbourne, you already know this: the town lost its university student population. The University of Brighton announced the closure of its Eastbourne campus in January 2022, and courses moved to Falmer from September 2024. The former Eastbourne sites are being converted to housing.

Most of that stock has since been absorbed back into the ordinary private rented sector — which means it still turns over, just as normal tenancies rather than academic-year changeovers. We clean plenty of it. We just don’t pretend it’s a student market any more.

The genuine student populations near us are in Brighton and Falmer, and we’ll travel there for portfolio work where the numbers make sense. East Sussex College has a residential hall at its Lewes campus. If you manage property for students in either, talk to us.

Not sure what you need? Ring us and ask — it’s Liz or Rhys, not a call centre. Available 24/7 01323 000 000

Frequently asked questions

Can student landlords charge for cleaning?

A landlord cannot require tenants to pay for professional cleaning or charge a fixed cleaning fee — that clause is unenforceable under the Tenant Fees Act 2019. A landlord can expect the property returned in the condition it was let in, allowing for fair wear and tear, and can deduct from the deposit for a genuine shortfall against the inventory. Many landlords simply budget for a turnaround clean themselves, which is what most of ours do.

Do you clean HMOs?

Yes. We clean communal kitchens, bathrooms, hallways and stairs on a recurring schedule, and individual rooms as they turn over. Communal areas and rooms are priced separately so you can have them done at different frequencies.

What’s a void clean?

A void clean is a full clean of an empty property between tenancies, bringing it back to a lettable standard so it can be viewed and re-let.

Can you turn a whole student house around in a few days?

Yes, with a team, provided it’s booked in advance. Agree the dates with us before the tenancy ends — the late-summer window fills up.

Will you clear rubbish left behind?

Yes. We can bring a two-person team and a van and clear the property before cleaning it. Quoted per job.

Do you work for letting agents?

Yes, on void cleans, pre-tenancy cleans and market preparation. One point of contact, agreed rate card, photographs on completion so you can sign a property off without visiting it.

Which areas do you cover?

Eastbourne and across East Sussex — Hastings and St Leonards, Bexhill, Seaford, Polegate, Pevensey, Hailsham, Lewes, Battle, Uckfield, Crowborough and Heathfield — and out to Brighton and Hove for portfolio work.

Do you charge VAT?

No. JJ Cleaning is not VAT registered.
