Holiday let and Airbnb changeover cleaning.
We clean 34 holiday properties across East Sussex, seven days a week, including same-day turnarounds. Beds stripped and remade, bathrooms and kitchen done properly, floors hoovered and mopped, and photographs of the finished property sent to you the same day.
What is a changeover clean?
A changeover clean is a full reset of a holiday let between one guest leaving and the next arriving. It is not a tidy-up. Every bed is stripped and remade with fresh linen, every bathroom and the kitchen are cleaned including appliances, all floors are hoovered and mopped, and the property is checked over for damage and left presented and ready to be photographed.
The difference between a changeover clean and a domestic clean is the standard and the deadline. A domestic clean makes a home feel looked after. A changeover clean has to survive a stranger walking in with a phone camera and a review form, usually within a few hours of the last guest leaving.
What’s included in every changeover
Every JJ Cleaning changeover in Eastbourne and East Sussex includes, as standard:
Bedrooms — all beds stripped, fresh linen on, beds made properly, surfaces dusted, floors done
Bathrooms — shower, bath, basin, toilet, tiles, mirrors, floors; fresh towels set out
Kitchen — worktops, sink, hob, oven front, microwave, fridge checked and wiped out, bins emptied, crockery and cutlery checked and put away
Living areas — dusted, surfaces cleaned, cushions and throws straightened, floors hoovered
Hallways, stairs and landings — hoovered and mopped
Whole property — floors hoovered and mopped throughout, glass and mirrors, light switches and handles
A check for damage, breakages and anything missing, reported to you the same day
Photographs of every room, finished, sent through at the end of the day
If something is wrong — a broken glass, a stain that won’t shift, a lightbulb gone, a guest who has left something behind — you hear about it from us before you hear about it from the next guest.
Seven-day changeovers and same-day turnarounds
We change over seven days a week, and we do same-day turnarounds. A guest checks out at 10am and the next arrives at 4pm, and the property is ready. We also work weekends and bank holidays, which is when a lot of holiday-let changeovers actually fall.
This is rarer than owners expect. When we started asking around about who else does seven-day and same-day cover in this area, the honest answer was: not many. Most cleaning companies are built around a weekday domestic round, and a Saturday changeover in Pevensey Bay does not fit that.
If you have a tight turnaround, tell us the check-out and check-in times and we will tell you straight whether we can hit them. We would rather say no to one changeover than say yes and leave you with a bad review.

Laundry, linen, welcome packs and guest information packs
You can add any of these to a changeover, or none of them.
Laundry
We can wash and dry your linen, or wash, dry and iron it. Your choice — ironing costs more and for some properties it genuinely matters and for others it genuinely doesn’t. We’ll tell you which we think yours is.
Welcome packs
If you leave items at the property for arriving guests, we’ll set them out and make them look like someone cared. If you’d like us to buy fresh items in — milk, bread, a bottle of something — we can do that too, charged at cost plus the shopping time.
Guest information packs
We research the local area, write the pack, and get it printed. What’s genuinely worth walking to, where to park, which pub does a decent Sunday roast, how the heating works, what to do if the wifi drops. This is also where your fire safety information sits, which since October 2023 has mattered rather more than it used to — a written fire risk assessment is required for short-term lets in England regardless of property size.
Meet and greet
For larger properties where an arrival deserves a person rather than a keysafe, we’ll be there to hand over and show guests round.
How we keep it consistent, property by property
Owners don’t lie awake worrying about whether one clean will be good. They worry about the fortieth clean, done by someone they’ve never met, in August, when they’re 200 miles away. Here is what we actually do about that.
Liz or Rhys attends the first three cleans in person. Not a supervisor — one of us.
We write a brief for your specific property from those three visits, and photograph how every room should look when it’s finished. Where the spare linen lives, which way the cushions go, that the second bathroom window sticks, that the bins go out on a Tuesday.
We train the primary team on your brief. The primary team then trains the secondary team, who cover when the primary team is on holiday. Your property is never cleaned by someone working it out as they go.
Every cleaner photographs every clean, and the photos come to us at the end of the day. We check them against the brief. If a detail is slipping we pick it up in week two, not in a one-star review in week nine.
Airbnb cleaning, and every other platform
We clean for properties listed on Airbnb, Booking.com and Vrbo, and we work with owners on Google Holiday Rentals too. If you’re an Airbnb host in Eastbourne, Hastings, Bexhill, Lewes or anywhere across East Sussex, the service is the same — a full changeover between guests, on the platform’s timetable rather than ours.
If you’re an Airbnb host who has found us through the co-host platform, this is the same team. We just also do it directly, without the platform’s cut.
What does a changeover clean cost in Eastbourne?
We work on fixed changeover rates, so you know exactly what each turnaround costs before your season starts. No hourly billing, no surprises in August.
And there is no VAT on any of it. We are not VAT registered, so what we quote is what you pay. That matters more than it sounds: several holiday-let cleaning companies quote “inc VAT” prices, and on a £110 two-bedroom changeover the VAT element is around £18. Across thirty changeovers a year that’s roughly £550 per property.
For context on the local market, Checkatrade currently puts holiday-let cleaning in Eastbourne at £51–£99 with an average of £71, and most changeovers take between two and five hours depending on size and condition. Larger properties and same-day turnarounds need more hands, which is why a seventeen-bed house is not priced like a one-bed flat.
We’ll always quote on the actual property. Send us the address privately, or the listing link, and we’ll come back with a fixed rate.
Windows, gardens and hot tubs, done on the same visit
The properties we clean also need the outside of the windows doing, the patio jet washed before the summer season, the grass kept down and the hot tub water balanced. We do all of it, and for properties we already look after we can schedule it around your bookings rather than turning up in the middle of a stay.
Want us to run the whole thing?
Plenty of owners start with changeover cleaning and end up handing the rest over. If you’d rather not deal with guest messages at eleven at night, pricing decisions in a quiet February, or a boiler that has picked a bad weekend, we also do full holiday-home management — listing setup, photography, rate research, guest communication, bookings and maintenance oversight.
Frequently asked questions
How much do holiday let cleaners charge?
In Eastbourne, holiday-let cleaning generally runs between £51 and £99 a changeover, averaging around £71 according to Checkatrade’s current figures for the town. JJ Cleaning works on fixed changeover rates agreed per property, starting at [£X] for a one-bedroom, with no VAT added.
How long does it take to clean a holiday let?
Most changeovers take between two and five hours depending on the size of the property and the state the guests left it in. A one-bedroom flat is usually under two hours; a large house with several bathrooms and a same-day turnaround needs a team rather than a person.
What is a changeover clean?
A changeover clean is a full reset of a holiday let between guests: beds stripped and remade with fresh linen, bathrooms and kitchen cleaned, floors hoovered and mopped, the property checked for damage, and everything presented ready for the next arrival.
Do you do same-day turnarounds?
Yes. We change over seven days a week including same-day turnarounds, weekends and bank holidays. Tell us your check-out and check-in times and we’ll confirm honestly whether we can meet them.
Do you supply the linen or do I?
Either. Most of our owners keep two or three sets of their own linen at the property and we launder it between guests. If you’d rather we handled linen supply, we can talk about that for your property.
Will I get photographs of the clean?
Yes, as standard. Every cleaner photographs every clean and the photos come through at the end of the day. It’s how we check consistency, and it means you can see the state your property was left in without taking anyone’s word for it.
Do you charge VAT?
No. JJ Cleaning is not VAT registered, so there is no VAT on our invoices.
Which areas do you cover?
Eastbourne, Pevensey and Pevensey Bay, Polegate, Stone Cross, Hailsham, Bexhill and Cooden, Battle, Hastings and St Leonards, Seaford, Lewes, and out towards Rye, Camber, Herstmonceux, Heathfield, Uckfield, Crowborough, Brighton and Hove.
