Property services in Eastbourne and East Sussex.
The jobs that come up around a property, done by the same people who clean it. Handyman work, gardening, clearances, windows, gutters and a van when you need one — scheduled around your bookings rather than through the middle of a guest’s stay.
Handyman and general property maintenance
Most property problems are small jobs that have been waiting. A dripping tap, a door that won’t latch, a blown bulb in a three-metre ceiling, a blind that’s come off its bracket, a toilet seat that’s gone wobbly. None of them justify a trade call-out, all of them get noticed by a guest or a tenant.
We handle general maintenance across the properties we look after, and for owners we don’t manage too. If it’s beyond us — anything gas, anything structural, anything notifiable electrical — we’ll tell you straight and help you get the right person rather than have a go.
For managed properties this is where it earns its keep: we spot things on changeovers. A cleaner in a property every week notices the slow leak, the cracked tile and the fence panel starting to go long before a guest photographs it.
Gardening and garden maintenance
Grass cut, edges done, beds weeded, hedges trimmed, leaves cleared, and the whole thing kept at a standard that photographs well — because for a holiday let, the garden is often the reason someone booked.
We work on a schedule for properties we manage, timed around bookings so nobody’s mowing outside a guest’s bedroom window at nine on a Saturday. For everyone else, one-off tidies and regular visits both fine.
Garden clearance as well, if it’s got past the point of a tidy — overgrown, years of it, or a property that’s been empty.
Window cleaning
Outsides done on a regular round, insides as part of a changeover or a deep clean. Conservatories, patio doors, and the awkward ones you can’t reach.
For managed and changeover properties we build this into the schedule, which is genuinely worth doing: sea air in Eastbourne, Pevensey Bay and Bexhill puts a film on glass faster than people expect, and clean windows are the difference between a bright listing photo and a grey one.
Clearance, man and van, gutters
House clearance and rubbish removal
Full or part clearances, and the load-out nobody wants to do — end of a tenancy, a property being prepared for sale, a probate clearance, or a student house at the end of the academic year.
We’ll clear it, sweep it and then clean it, which is usually the point. Most clearance firms leave you with an empty dirty property and most cleaning firms won’t touch the clearance, so you end up booking twice.
Man and van, and small removals
A two-person team, with a van when it’s needed. Small moves, single items, furniture in or out of a let property, a delivery that needs two people and a staircase, or a run to the tip.
This pairs with the tenancy and student work more than anything else on this page — people moving out generally need both a clean and a van, on the same day, and it’s simpler when that’s one phone call.
Gutter cleaning, soffits and fascias
Gutters cleared and flushed, downpipes checked, soffits and fascias washed down. Plastic ones come up better than people expect.
Best done in autumn, once the leaves are down and before the first real rain — a blocked gutter in November is how you find out about a damp patch in February.
Also available
For properties we already look after, and generally for anyone in the area:
Jet washing and patio cleaning — patios, paths, decking and steps
Driveway cleaning
Roof and render soft washing
Painting and decorating — interior and exterior
Hot tub servicing and water management
Pool maintenance
Most of these are priced on application, because a patio is not a standard size and neither is a hot tub problem.
If we manage your property, this is all one conversation
This is the part that makes the difference for holiday-let owners.
When JJ Cleaning manages your property, the maintenance is watched rather than reported. The hot tub gets tested and balanced between guests, not when someone complains. The patio gets jet washed in March before the season rather than in July during it. The grass gets cut on a schedule that fits your bookings. The windows are done before the photographs, not after.
You’re not fielding calls from four different trades and trying to work out who’s available on a changeover day. You tell us, or more often we tell you, and it’s handled.
Larger and commercial work
For bigger exterior jobs, commercial premises, vehicle valeting and waste clearance outside the properties we look after, our sister company Smart Services handles that side across East Sussex. Same standards, same two people behind it.
What it costs
Most property services are priced on application, because a job like this genuinely varies. Tell us what needs doing — a photograph on WhatsApp is usually quicker than a description — and we’ll come back with a price.
No VAT on anything, because JJ Cleaning is not VAT registered.
For managed and regular changeover properties, we’ll build these into an agreed schedule with agreed rates so it’s predictable rather than a series of surprises.
